Downtown Fremont

Downtown Fremont is in the planning stages to become the premier pedestrian-scale, mixed-use, lifestyle center serving the East Bay. At the core of the Downtown, Capitol Avenue is being designed to serve as a Main Street retail center and gathering place. The City of Fremont is the largest property owner along Capitol Avenue and is working collaboratively with a local developer.

Location and Access

Situated at the traditional crossroads of Fremont, (Fremont Boulevard, Mowry Avenue, and Paseo Padre Parkway) Downtown Fremont  experiences high traffic counts of 75,000 vehicles per day. Downtown is easily accessible from Interstates 880 and 680, and is adjacent to the Fremont BART station. Main thoroughfares serving the area include Fremont Boulevard, Mowry Avenue, Paseo Padre Parkway, and Stevenson Boulevard.

The Downtown is home to many prominent and well-established retail tenants and restaurants. Capitol Avenue also provides the connection between retail centers, such as The Hub, Fremont Plaza, Gateway Plaza, and the Shops at Washington West, large institutional employers such as the City of Fremont, Washington Hospital (one of the Bay Area's premier medical centers), and Kaiser, as well as the Fremont BART station.

Retail Analysis

Thomas Consultants recently prepared a comprehensive retail assessment study, along with a 600-person consumer survey of local residents.  This independent analysis indicates that Capitol Avenue can easily support 200,000 +/- sf of retail, including branded comparison retailers, house & home, family entertainment, and upscale destination restaurants.

With an improved retail mix, Downtown could capture $692 million in annual sales.  This total could grow to $882 million by 2005, $1.09 billion by 2010, and $1.45 billion by 2020.
