Item 2.  WARM SPRINGS VILLAGE TENTATIVE MAP CONDITION AMENDMENT - 48921 Warm Springs Boulevard - (PLN2006-00151) - to consider an amendment to Condition of Approval #6 of Vesting Tentative Tract Map 7693 to require receipt of Federal Emergency Management Agency (FEMA) conditional letter of map revision (CLOMR) prior to building permit issuance instead of prior to final map approval. A Mitigated Negative Declaration was previously circulated and adopted for this project.

Item 4.  SPRINT LEXUS MONOPOLE - 5600 Cushing Parkway - (PLN2007-00231) - to consider a Conditional Use Permit for a 50-foot high monopole located at the Lexus dealership at 5600 Cushing Parkway in the Industrial Planning Area. This project is categorically exempt from the California Environmental Quality Act under Section 15303, New Construction.

Item 5.  MARTIAL ARTS STUDIO - 4150 Technology Place - (PLN2007-00343) - to consider a Conditional Use Permit to establish a martial arts studio occupying 11,750 square feet of an existing 18,000 square feet industrial building located at 4150 Technology Place in the Industrial Planning Area. A Mitigated Negative Declaration has been prepared and circulated for this project.

Item 1.  T-MOBILE WIRELESS - Nursery Avenue - (PLN2007-00129) - to consider a Conditional Use Permit for an 87-foot stealth monopole (monopine) and accessory equipment cabinet for a wireless telecommunication facility to be located on the north side of Nursery Avenue, between Mission Boulevard and Niles Boulevard, adjacent to the Union Pacific Railroad track in the Niles Planning Area.  A Mitigated Negative Declaration has been prepared and circulated for this project.

Item 3.  SABERCAT NEIGHBORHOOD CENTER - Sabercat Road - (PLN2006-00153) - to consider a rezoning of a 12.2-acre site from a commercial precise Planned District P-2000-5 and City-initiated Preliminary Planned District, to mixed-use Preliminary and Precise Planned District P-2006-153, in conjunction with a Tentative Tract Map (TTM 7816) for condominium purposes and a Preliminary Grading Plan, to allow the construction and use of a new vertical mixed-use project (commercial and residential) consisting of 158 dwelling units and approximately 55,472 square feet of retail at the northeast corner of Sabercat Road and Durham Road. A Mitigated Negative Declaration has been prepared and circulated for this project.
