Item 1. DOUBLEWOOD GOLF COURSE DEVELOPMENT AGREEMENT REVIEW - AVALON HEIGHTS TERRACE - (PLN2008-00059) -
to consider a report from the Community Development Director on the status of a Development Agreement and Grading Plan Extension for a previously approved golf course to be located between the terminus of Green Valley Road, Avalon Heights Terrace and Rancho Higuera Road in the Mission San Jose Planning area. An Environmental Impact Report (EIR) and subsequent EIR 90-13A was previously certified for the golf course project. This annual report is not a project as defined in the CEQA Guidelines Section 15368.

Recommended Action: Find the developer in compliance with the Development Agreement and extend approval of preliminary Grading Plan for two years.

Item 2. DECOTO CROSSING - 3068 DECOTO ROAD - (PLN2008-00062) -
to consider a Tentative Tract Map No. 7927, Private Street and Preliminary Grading Plan for a 10-lot single-family subdivision on 1.67 acres in Planned District P-2006-44 located in the Centerville Planning Area. A Mitigated Negative Declaration for this project was previously approved when City Council adopted the Ordinance establishing the Planned District.

Item 3. MAACO CENTRALMONT - 37414 CENTRALMONT PLACE - (PLN2008-00068) -
to consider a Conditional Use Permit to allow an automobile body repair and paint facility to be located within an existing building in the Centerville Planning Area. The proposed project is categorically exempt under CEQA, Class 1 exemption as a minor alteration to an existing structure.

Item 4. CHAIRPERSON AND VICE CHAIRPERSON ELECTION PROCEDURE RESOLUTION - to consider adoption of a resolution setting forth procedures for election of chairperson and vice chairperson.
