ROY RESIDENCE - 859 BOAR TERRACE - (PLN2008-00245) - to consider a Planned District Minor Amendment (P-84-14) for the construction of a 16,769 square foot single family residence (23,814 square foot including indoor pool, unconditioned basement and unconditioned garage) with a 900 square foot secondary dwelling unit and a preliminary grading plan for the total cut and fill of 4,100 cubic yards of material located in the Mission San Jose Planning Area. This project is exempt from California Environmental Quality Act (CEQA) per Guideline Section 15303, new home.
Recommended Action: Approve, based on findings and subject to conditions.

Item 2. RESIDENTIAL SINGLE STORY COMBINING DISTRICT ZONING TEXT AMENDMENT - CITYWIDE - (PLN2008-00174) - to consider a Zoning Text Amendment to establish the (S-S) Residential Single Story Combining District as Title VIII, Article 18.7 of the Fremont Municipal Code and revise Sec. 8-2115.1. (Building Height) and Sec. 8-2200. (Districts) to include new provisions relating to the (S-S) District. No site specific rezoning is proposed as part of this project. This project is exempt from the California Environmental Quality Act (CEQA) per Guideline Section 15061(b)(3), the project could not have a significant effect on the environment.
Recommended Action: Recommend approval to City Council.
