Review Process

Updated timetables for projects submitted after March 1, 2018
The extent of the review required to issue permits for a project depends upon the use or occupancy type of the structure as well as its location and the impact of construction on the environment. The timetables listed below are intended to give you an example of how long it might take to review various types of plans.


Residential and Commercial Construction


*Major - Residential/Commercial/Industrial - All Mixed-use developments, residential projects in a podium or wrap configuration, those projects greater than 3 stories, and Commercial/Industrial Projects that are greater that 100,000 square feet in size. Pure residential 100% affordable housing developments follow the Minor Review schedule

Commercial, Mixed use, and Quasi Public Uses* 33 business days for 1st cycle review, 21 business days for subsequent review cycles.
 Industrial Project* 33 business days for 1st cycle review, 21 business days for subsequent review cycles.
Minor Commercial and Industrial Projects 23 business days for 1st cycle review, 12 business days for subsequent review cycles.
Multi-Family Residential Projects and New Single Family Dwellings Tracts 33 business days for 1st cycle review, 21 business days for subsequent review cycles.
New Single Family Dwellings (Non-Tract Development) 23 business days for 1st cycle review, 12 business days for subsequent review cycles.
 Wireless Telecommunications Projects 10 calendar days for 1st cycle review, 10 calendar days for subsequent review cycles.
 Limited Projects 17 business days for 1st cycle review, 12 business days for subsequent review cycles.

Residential Additions and Modifications

Accessory Buildings and Structures Same day by appointment
Minor fire damage and other similar repairs Please check with plan check staff

Tenant Improvements

Interior modifications for office spaces of less than 7,500 square feet Same day by appointment
Interior modifications for warehouses of less than 5,000 square feet (including office space of less than 7,500 square feet Same day by appointment
Interior modifications of retail spaces of less than 1,500 square feet Same day by appointment
All other tenant improvements Approximately 15 business days for 1st cycle review, 10 business days for subsequent review cycles and 5 business days for minor revisions.
